I’m Alena Papamiltiadous. For the past 17 years I’ve been helping people relocate to Cyprus, obtain permanent residency, and make sound investments on the island. I live here, I know how things actually work — and I’ll tell you straight.

Q1: Do I need to live in Cyprus full time to obtain permanent residency?
A1: No. Permanent residency through investment does not require full-time residence on the island. The specific conditions depend on your situation — we’ll work through the details together.
Q2: How long does the process take?
A2: Typically between three and six months from the point of choosing a property. Timelines are affected by the developer, legal process, and banking. I monitor every stage to keep things moving.
Q3: Can the process be handled remotely?
A3: Most of it, yes. Property selection, negotiations, and a significant part of the documentation can all be managed remotely. Where your physical presence is required, I’ll tell you in advance and help you plan around it.
Q4: How does permanent residency in Cyprus work?
A4: The most common route is a property investment of €300,000 + VAT. Other routes exist depending on your circumstances. The right choice depends on your goals, budget, and situation — and that’s exactly where we start.
